Property purchase

Rivena Stil qualified staff will at any time provide consultancy and assistance to you on any matters relating to a forthcoming real estate purchase in Bulgaria through a full range of legal and technical consultancy, representation and negotiations:

• Consultancy and representation upon contacts, meetings and discussions with owners of any real estates you have chosen and buyer-seller negotiations as regards sales price and conditions;
• Consultancy and representation upon handling all administrative arrangements. Reviewing and procuring any transaction-related documents;
• Full legal consultancy ranging from entering into preliminary contract through finalizing real estate purchase transaction;
• Comprehensive checkup of the legal status of any real estate chosen, particularly ownership, presence or absence of existing debts or mortgages, restrictions, pending lawsuits or third parties claims to the property with the relevant guarantee of accurate transaction;
• Drawing up a preliminary real estate sales-and-purchase contract and arranging for transaction settlement before a notary public.

Fees


Rivena Stil fee for the provision of above services is 3% of the purchase price of the real estate you have chosen but not less than EUR 500 due at the time of deposit payment upon signing the preliminary contract.
In addition, apart from the price, you should also consider compulsory public and notarization charges payable upon transaction settlement before a notary public (usually rating at about 3-4% of property sales price and calculated based on a special schedule on a case-by-case basis). They are not included in our fee.
There may be some discrepancy between the actual price paid for the property, and the price on the title deeds. In Bulgaria, there is a 'tax estimation price' and a 'purchase price. The tax estimation price is much lower than the actual 'purchase price'; this is for the purpose of taxation. Most Bulgarian property owners will want the lower 'taxation price' written in the title deed, rather than the 'actual price' that is being paid for the property. Rivena Stil cannot be liable for it.



Arranging for walks through real estates



Prior to your arrival to Bulgaria Rivena Stil will prepare a schedule of individual visits to and walks through all real estates you may be interested in. At the time of your visits you will be accompanied by an experienced and qualified Rivena Stil representative to provide consultancy, interpretation and assistance when required.
We can arrange for an individual schedule and a program while staying in Bulgaria in advance by e-mail, phone or fax. In this way the time you will take to achieve the aim of your visit will be optimized and complied with your personal requirements as much as possible.

To have enough time to arrange for walks through the properties you have selected, please, let us know the exact date of your planned visit to Bulgaria at least a week prior to arrival.



Arranging for transportation as regards walks through

If requested, Rivena Stil can provide transportation for walks through dates by a company car or rent a car in you name and at your expense to be used throughout your stay in Bulgaria. If a company car is used for the viewing trips we charge 0.20 Euros (approximately 0.14 GBP)per km which equalises with 23 GBP per every 100 miles to cover the petrol and wear costs of the vehicle. This fee is not refundable.
Please, let us know the type of transportation you have chosen prior to your arrival to Bulgaria.



Setting up a company to purchase a real estate in Bulgaria through



Due to the restrictions placed on foreigners, individuals are not able to buy properties that come with land. However, foreign companies can purchase property. So, the most common method for individual foreigners to buy land is to set up a company, which then officially owns the land and buildings. If you set up a company (normally a sole-owned limited liability company), with yourself/yourselves as directors, the Company is legally entitled to own land.
Rivena Stil LEGAL DEPARTEMENT is able to undertake all work necessary to complete this on your behalf from start to finish which can take between 2-4 weeks. The company does not need to operate; it is simply a tool to purchase the property.
The registered capital amount required to set up the company rating at BGL 5.000 (approximately 1750 GBP) into your bank account which you can, following company set-up, dispose of at such time and in such manner as in your own discretion as a holder thereof.
